Nak Beli Rumah? MRTA vs AIA Investment Link

Untuk pengetahuan semua MRTA atau Mortgage Reduced Term Assurance merupakan sejenis perlindungan insurans untuk pinjaman perumahan. Tujuan individu membeli polisi MRTA tidak lain adalah sebagai perlindungan kewangan terhadap baki pinjaman yang belum dibayar sekiranya berlaku kematian kepada peminjam. Jadi polisi MRTA ini akan membayar baki pinjaman yang terunggak.

Ciri-ciri MRTA

1. Bayaran lump sum (sekali gus).

2. Biasanya akan dimasukkan didalam loan sekiranya jumlah premium terlalu mahal (bg membolehkan bayaran secara bulanan).

3. Sekiranya premium dimasukkan bersama pinjaman, premium tersebut juga dikenakan faedah oleh pihak bank. Jadi, jumlah premium yang perlu dibayar akan lebih tinggi dari sepatutnya.

4. Tempoh perlindungan sama seperti tempoh pinjaman.

5. Jumlah perlindungan akan berkurangan mengikut pinjaman.

Bagi mereka yang aktif dalam pelaburan hartanah (jual-beli hartanah), setiap kali kita membuat pinjaman perumahan, kita perlu memohon plan MRTA dan sekiranya kita ingin menjual hartanah tersebut, kita perlu membatalkan MRTA tersebut. Dan seterusnya sekiranya jika kita ingin membeli hartanah lain, kita perlu mengambil sekali lagi MRTA yang lain. Dan sudah tentu pada masa itu umur kita telah meningkat dan menyebabkan premium lebih mahal. Kalau mahal masih ok lagi, tetapi kalau dah sakit sampai syarikat insurans pun dah tak nak amik kita sebagai pemegang polisi, macam mana?.....Masa tu dah tak de chance nak amik MRTA lagi.

How To Change Stress Into Success


1. Accept the Unchangeable - Everything that has happened in your life to this minute is unchangeable. It's history. The greatest waste of energy is in looking back at missed opportunities, lamenting past events, grudge collecting, getting even, harboring ill will and any vengeful thinking. Success is the only acceptable form of revenge. By forgiving your trespassers, you become free to concentrate on going forward with your life and succeeding in spite of your detractors. You will live a rewarding and fulfilling life.

Your enemies, on the other hand, will forever wonder how you went on to become so successful without them and in the shadow of their doubts.

Action Idea:  Write down on a sheet of paper things that happened in the past that bother you. Now crumple the paper into a ball and throw it at the person teaching this program at the front of the room (or at the computer screen).

2.  Change the Changeable  - What you can change is your reaction to what others say and do. Retraining The Worry Mind Using The Law of Attraction Technique


Everything is going on along perfectly fine and then that thought creeps into your mind: "What if something happens so that everything isn't as good?" Then your worry-mind takes over and decides that it is going to give you a full account of the worstcase scenarios for any and everything.

There are times when you can get it to stop but there are other times when it is as if the mind wants you to only think about what 'could' happen in a negative way. What can you do about this all consuming past time?

Everyone at some time or other worries about their life and others lives. Can this habit be stopped and what is the purpose of worrying? Worrying can bring about some good results. Sometimes in searching for answers we find it and it can actually cause us to bring solutions to the table. But it is when worry goes nowhere and we habitually let it take over is when it becomes a problem.

Remember that your worries are not truths. They are lies. A worry doesn't mean it is going to happen. We worry in hopes of anticipating what could happen so that we can protect ourselves when that negative experience is staring us in the face. But do you realize that by focusing on the negative over and over, it causes the Law of Attraction to spring into action (it's always in action) and bring to you what you focus on' Anticipating the worstbuilds a vibration of energy within you that signals the Universe you want more of that. Do you really want more worry and grief?

Instead of anticipating the worst, can you assume the best' Instead of taking a situation and playing it all the way to the end with a worst case scenario you can instead choose to play it out as a best case scenario. That best case scenario can happen just as easily as the worst case, and the best case vibration will bring you answers in the form of the best for all concerned.

This technique will help you to guide your logical mind to seeing positive options. By replacing the positive with the negative you will begin to change your way of thinking and your own life. Any time you try to get rid of a negative mental habit you must replace it with something. And replacing it with something positive will ensure a more positive life. By saying, "I'm not going to worry any more," without putting anything in its place, will cause the logical mind to go back to what it is comfortable with.

Another technique is to find one spot that you can worry in.

What you are doing is retraining your mind that you are the one in control here. You get to tell it when it can worry. Don't cut it off from worrying because that only brings up more struggles within your mind. Just decide on a place where you can worry and give yourself ten minutes there to express all the worry you need. But once the ten minutes is up, no more worrying.

If a worry appears in your mind tell yourself, "Not now. Only in our worry spot," and then keep on going about your day. Gently bring the mind back to where you want it to be. Offer it distractions if too much time is spent on worrying. Take a walk, read a book, find something that you enjoy and shift your focus. This can interrupt the worry cycle and, again, you are retraining your mind to focus on the more productive, positive things in life.

Do you believe in the Universe and do you trust that no matter what, the Universe is taking care of you' When you are able to realize this, and know that no matter what you experience, that in the end it is all well and good, you will never be disappointed because there is a higher power that is making sure all is well. Worry can then be set aside.

Envision how you want your life to be and then let the Universe take care of you, knowing and expecting that it will. These are just a few things that can curb the worry habit. By making an effort to change a few thoughts you can have the life that you ask for without excessive worry.

How To Set Successful Goals


Many people want to know how to better set goals. They might have ideas in mind, but can never get to the point where goals are set forth and achieved. There are many reasons why goals may be hard to plan out and pursue and ways to help. Finding solutions to battle poor goal setting might help you to achieve the goals and dreams you have always wanted.

For some, the concept of setting goals sounds impossible because there are just too many steps along the way. It is often hard to imagine getting somewhere when it sounds like an impossible task to achieve. For example; a singer who has always dreamed of becoming famous, might not even consider pursuing that option because it just seems like a wacky idea. However, if the singer thought about baby steps toward getting there, she or he might think more successfully.

Setting goals involves breaking an idea down into small steps. A great example of this is for someone who is trying to lose weight. They might want to lose a hundred pounds, but this goal might sound like a far one away to have. It can often be hard to stay motivated toward something that doesn`t happen right away. That means that the person who wants to lose weight would be more successful if he/she begins with a lower weight goal. So perhaps they can have a goal that is something like losing two pounds. It doesn`t sound like much, but reaching it can happen fast and create a sense of hope, and a group of two pound loses will soon add up to something much bigger.

Goal setting also involves planning and writing things down. It is find for someone to say that they would like to plan a wedding, or lose weight, or become the boss of a company in the future. But without a solid plan on how to get there, it might never happen. It is best to sit down and make up a plan. A plan should include lots of goals. And those goals should be small ones and large ones. The small goals are things that can happen quickly and are more insight. That may mean that your baby goals might include things like; getting to work on time every day or to find a wedding planner book to get started.
Planning your goals and dreams might take a while. So don`t plan on it being down in five minutes while you eat breakfast. Have a notebook out with some solid goals and have it sit around for a few days or weeks and play around with the ideas you have in there. Some goals might require some research, for example if you`re thinking about returning to school, or some goals might need the help from family and friends. Set yourself up for success and have a plan that takes time to build and expand on.

A great motto to live by is that if you fail to plan...you plan to fail. That means that a well thought out plan with small and big goals is the way to achieve your dreams. Great planning is the key to success and successful planning begins with positive goals. Goals that is reachable and attainable. Once all of your attainable goals are reached you will be moving closer to your bigger goals and showing you the power of being successful.

Why Changing Your Point Of View Can Improve Your Life

If you've placed second in a writing contest, will you jump for joyand push for better results the next time or will you be discouraged and find an excuse not to join again?

In life, you are always filled with choices. You may opt to have a pessimist's view and live a self-defeated life or you may decide to take the optimist's route and take a challenging and fulfilling life.

So why nurture an optimist's point of view? And why now?

Well, optimism has been linked to positive mood and good morale; to academic, athletic, military, occupational and political success; to popularity; to good health and even to long life and freedom from trauma.

On the other hand, the rates of depression and pessimism have never been higher. It affects middle-aged adults the same way it hits younger people. The mean age of onset has gone from 30 to 15. It is no longer a middle-aged housewife's disorder but also a teen-ager's disorder' as well.

Optimists expect the best

The defining characteristic of pessimists is that they tend to believe bad events, which will last a long time and undermine everything they do, are their own fault.

The truth is optimists are confronted with the same hard knocks of this world. What differs is the way they explain their misfortune---it's the opposite way. They tend to believe defeat is just a temporary setback, that its causes are confined to this one case.

Optimists tend to focus on and plan for the 'problem' at hand. They use 'positive reinterpretation.' In other words, they most likely reinterpret a negative experience in a way that helps them learn and grow. Such people are unfazed by bad situation, they perceive it is a challenge and try harder.

They won't say 'things will never get better,' 'If I failed once, it will happen again' and 'If I experience misfortune in one part of my life, then it will happen in my whole life.?
Positive expectancies of optimists also predict better reactions during transitions to new environments, sudden tragedies and unlikely turn of events. If they fall, they will stand up. They see opportunities instead of obstacles.

People respond positively to optimists

Optimists are proactive and less dependent on others for their happiness. They find no need to control or manipulate people. They usually draw people towards them. Their optimistic view of the world can be contagious and influence those they are with.
Optimism seems a socially desirable trait in all communities. Those who share optimism are generally accepted while those who spread gloom, panic and hysteria are treated unfavorably.

In life, these people often win elections; get voted most congenial and sought for advice.
When the going gets tough, optimists get tougher
Optimists typically maintain higher levels of subjective well-being during times of stress than do people who are less optimistic. In contrast, pessimists are likely to react to stressful events by denying that they exist or by avoiding dealing with problems.

Pessimists are more likely to quit trying when difficulties arise.

They persevere. They just don't give up easily, they are also known for their patience. Inching their way a step closer to that goal or elusive dream.

Optimists are healthier and live longer

Medical research has justified that simple pleasures and a positive outlook can cause a measurable increase in the body's ability to fight disease.

Optimists' health is unusually good. They age well, much freer than most people from the usual physical ills of middle age. And they get to outlive those prone to negative thoughts.

So why not be an optimist today? And think positively towards a more fulfilled life.
Why not look forward to success in all your endeavors? Why not be resilient? Like everybody else you are bound to hit lows sometimes but don't just stay there. Carry yourself out of the mud and improve your chances of getting back on the right track. And why not inspire others to remove their dark-colored glasses and see life in the bright side?
